Standard Properties

Sub and Super Structure
The framework (foundations, beams, columns and slabs) will be made with reinforced concrete.
The whole design of the framework and the materials used comply with the regulations applicable in Cyprus, including the 'seismic resistance code'.
The foundations are 'solid reinforced concrete raft' type aiming at eliminating cracks on non-structural parts of the house and water/moisture permeability through the ground as much as possible.
Waterproofing will be provided on the roof and the first floor balconies (where applicable).

Walls
Externally and internally hollow bricks, 30x20x10cm.
Internal walls will be 10cm thick and external 20cm.

Plastering and Painting
Internally 3 coats of rendering and white emulsion finish. 'Angles' made of steel will be fitted under the plaster to protect the edges of walls from chipping.
Externally 3 coats of rendering, stabiliser and white sandex paint.

Flooring
Ceramic tiles will be placed in all areas, both externally and internally, with a retail price of up to CYP8.00- per sq.m.

Wall Tiles
Glazed or ceramic tiles will be placed on the kitchen, bathroom and toilet walls with a retail price of up to CYP8.00- per sq.m.

Sanitary Fittings
Sanitary fittings together with their tabs/mixers and all required accessories up to a total value of CYP400- for Artemis and Calypso and CYP600- for Athena, Aphrodite and Hera.

Stairs (only applicable to Athena and Hera)
The steps will be made of the same ceramic tiles used for the floors with the appropriate corner detail. The railings will be made of aluminium with a maximum cost of CYP50- per meter length.

Railings (only applicable to Athena and Hera)
Upstairs balcony railings will be made of black aluminium with a maximum cost of CYP40- per meter length.

Wardrobes, Cupboards and Kitchen
The doors of wardrobes and cupboards will be made of varnished beech (veneer) while the remaining parts will be made of melamine. The cost will be up to CYP100- per meter length for the cupboards and CYP100- per square meter for the wardrobes. The working surface of the kitchen will be a prefabricated kitchen work top. The cost for the sink together with its tap will be CYP100-. Cupboard and wardrobe handles will be approximately CYP1.00- each.

Doors and Windows
The sliding doors leading to the balconies, the front door and the windows will be made of double glazed aluminium painted white. Internal doors will be made of varnished beech (veneer) and will cost CYP110- each including their frame. Door handles will be approximately CYP5.00- each.

Hot Water
A Solar/Electric system (consisting of a tank, a boiler, solar panels and a pressure system) will be fitted with a maximum cost of CYP500-.

Electrical Installations
Ceiling lights will be placed in every room and on the outside of the house (front, back, door, balconies).
Two double sockets of 13A will be placed in every room.
In the living room and in the master bedroom there will be points for television and telephone.
In the kitchen there will two double sockets and additional supplies for electrical appliances (oven, hob, extractor, fridge, washing machine, dishwasher).
Doorbell.
One electrical provision for air-conditioning will be placed in every room.
Two provisions for external electricity supply.

Plumbing / Sewerage
The 'Pipe-in-Pipe' method will be used for the plumbing installation.
Waste will be diverted to a biological sewerage treatment plant which will be common for the whole project.

Seafront Properties

For the properties on the seafront, the building specifications are modified as follows:

  • The walls will be thermally insulated.
  • The choice of paints will be extended to include 'grafiato' textured finish.
  • The cost for flooring will be raised to £15.00 per sq.m. to include marble. The staircase will be made of the same material.
  • The cost for sanitary fittings will be raised to £1,500 to include a hydro-massage bath tub and luxury accessories.
  • The cost for wardrobes and kitchen units will be raised to £150 per sq.m and m. respectively.
  • An upgraded aluminium cross section will be used for windows and patio doors.
  • There will be provision for central heating.
  • There will be central provision for air-conditioning.
  • There will be a sophisticated TV / Telephone / Data network.
  • There will be provision for a home cinema system.
