Villas

Frame (foundations, beams, columns and slabs)
The foundation will be “solid reinforced concrete raft” type and in general the frame will be made of reinforced concrete in accordance with the regulations applicable in Cyprus including the ‘seismic resistance code’.

Walls
Externally and internally hollow bricks, 30x20x10cm.

Internal walls will be 10cm thick and external 20cm.


Plastering and Painting
Internally there will be 3 coats of rendering and white emulsion finish. Steel protection will be fitted under the plaster to protect the edges of the walls from chipping.

Externally there will be 3 coats of rendering, stabilizer and white textured finish. Grey stone cladding will be fitted where shown on the architectural drawings.


Floor and Wall Tiles
Floors: Ceramic tiles in all areas, both internally and externally, with a retail price of up to €15.00- per sq.m. Walls: Glazed or ceramic tiles on the walls of the kitchen, bathroom and toilet with a retail price of up to €15.00- per sq.m.


Sanitary Fittings
Sanitary fittings together with tabs and all bathroom accessories up to a total value of €1,500.00-.


Wardrobes
Imported fitted wardrobes.

Kitchen units
Imported kitchen units with granite work top.

Doors and Windows
The doors leading to the balconies and the windows will be made of double glazed aluminium painted white. The front door will be made of aluminium painted white. The internal doors will be imported.


Waterproofing
Asphalt based waterproofing will be applied on the roof and on the balconies.

Hot Water
A Solar/Electric system (consisting of a tank, a boiler, solar panels and a pressure system) will be fitted.


Electrical Installations
According to the relevant drawings of the permit with at least one ceiling light in every room, one light outside each external door, two double sockets in every room, television and telephone points in the living room and in one of the bedrooms, provisions for oven, hob, extractor, fridge and  washing machine in the kitchen, doorbell and one provision for air-conditioning in each rooms. The internal fittings will be plain white and the external of silver colour.


Plumbing / Sewerage
The ‘Pipe-in-Pipe’ method will be used for the plumbing installation according to the relevant drawings of the permit. There will be one external tap in the private plot. The sewerage will be according to the terms and conditions of the building permit.

Communal Areas

Swimming Pool
There will be a 5m by 10m overflow swimming pool with a whirlpool attached according to the architectural drawings of the permit. Its depth will not be less that 0.6m and no more than 1.60m. Its shell will be made of reinforced concrete and its surface will be covered with mosaic tiles. All machinery required will be installed and a cleaning kit will be provided.

Communal Patios
Stamped concrete will be used around the pool, in the parking space and in general where shown on the relevant architectural drawings of the permit.

Lighting of the Communal Areas
Light fittings will be installed where shown on the relevant architectural drawings of the permit.

Greenery
In the spaces designated for greenery we will add soil and plant bushes, flowers and palm trees. On top of the soil a membrane to stop the weeds from growing will be placed and it will be covered with white pebbles. An automatic irrigation system will be installed.

Communal Showers, Toilettes and Changing Rooms
The above will be built according to the architectural drawings of the permit. The tiles and sanitary fittings to be used will be of similar value as those to be used inside the houses.

Other
In the communal areas there will be:

  1. 2 tables and 8 chairs.
  2. 2 umbrellas.
  3. 12 sun beds.
  4. 1 BBQ
  5. 1 bench
